If you are searching for builders cleaning in Melbourne, you are usually close to handover and the site is not presentable. This guide explains exactly what a builders clean covers, how the stages fit around your program, and what determines the price, so you can brief a cleaner properly instead of hoping for the best.
What a builders clean actually is
A builders clean is the specialist clean that happens after trades finish and before a client walks through. It is not the same as a routine commercial clean. The work is dominated by fine construction dust, adhesive residue, paint spots, silicone smears, protective film and the debris that collects inside cabinetry, on top of door frames and in window tracks.
The distinction matters because general cleaners often treat it like a heavy domestic clean. They move dust around rather than removing it, and it resettles overnight. By the time your client inspects, the site looks like it was never cleaned.
If you have a handover date locked in, talk to us about your program before trades finish, not after.
The three stages of a builders clean
Most Melbourne projects need more than one visit. Compressing everything into a single clean on the day before handover is the most common reason a builders clean fails.
1. Rough clean. Once the bulk of trades are through, we remove debris, offcuts and packaging, and give surfaces a first pass. This is about making the site safe and workable for the finishing trades.
2. Final clean. Scheduled once trades are substantially complete. This is the detailed pass: all surfaces, joinery inside and out, glass and frames, fixtures, tapware, wet areas and floors finished to suit each surface type.
3. Sparkle or defect clean. After the defects walk. Any marks made by trades returning to fix items are cleaned, glass is re-detailed and floors are touched up so the space is presentation-ready.
What is included in the final clean
A properly scoped final clean on a Melbourne commercial project typically covers:
- Removal of all construction dust from horizontal and vertical surfaces, including the tops of door frames, skirtings and service penetrations
- Internal and external cleaning of all joinery, cupboards, drawers and shelving
- Glass, mirrors, window frames and tracks detailed, with protective film and stickers removed
- Removal of paint spots, adhesive residue, silicone smears and pencil marks
- Wet areas cleaned and polished: tiles, grout, tapware, basins, toilets, showers
- Light fittings, switches, vents, registers and skirtings wiped
- Floors cleaned to suit the surface: vinyl, tile, timber, polished concrete or carpet
- Balconies, entries and immediate external areas swept and washed down
Anything outside that scope, such as external window cleaning at height or carpet steam cleaning, should be quoted separately so there is no argument at invoice time.
What drives the price
Builders cleaning is quoted on the condition of the site, not just floor area. The main variables:
Floor area and layout. A 600 sqm open-plan office is faster per square metre than 600 sqm of small partitioned rooms with heavy joinery.
How much glass there is. Glass is slow, detailed work. A glazed shopfront or full-height internal partitioning will move the price more than most builders expect.
Site condition at handover. If trades have left debris, protective film everywhere and paint on the floor, the clean takes materially longer. Sites that are progressively cleaned during the build always come in cheaper at the end.
Access and timing. Weekend work, night work, restricted lift access and CBD loading dock bookings all add time.
Number of stages. A rough plus final plus defect clean costs more than a single visit, but it protects the handover date and usually avoids a re-clean.
We give a fixed written price after a site walkthrough, within one business day. Request a walkthrough here or call us on 0431 265 151.
When to book
Book the cleaner as soon as your handover date is set, and confirm the final clean window once trades are locked in. Two weeks notice gives us room to resource properly. Short-notice and weekend cleans are possible, and we do them regularly, but the earlier we know, the better the outcome.
The mistake to avoid is booking the final clean for the morning of handover. If a defect appears, or a trade returns and marks a wall, there is no time left to fix it. Build in a day of buffer.
What to ask a builders cleaner before you engage them
- Do you provide a written scope of works, and does it list the stages separately?
- Is the quote fixed, or hourly with an estimate?
- Are you insured for commercial construction sites, and can you provide certificates of currency?
- Are your cleaners inducted and OH&S trained for site work?
- What happens if my client raises a cleaning defect after handover?
Any competent commercial cleaner should answer all five without hesitation. If the answers are vague, that is your signal.
