Fit-out cleaning looks like a smaller version of a new build clean. In practice it is often harder, because the work happens inside a live building with other tenants, restricted access and a fixed opening date that cannot move. Here is how to run it properly.
What makes a fit-out clean different
On a new build you generally have the site to yourself. On a fit-out you are a guest in someone else's building, which changes everything:
- Base building rules on access hours, lifts, loading docks and waste
- Neighbouring tenants who cannot be disturbed by noise, dust or smell
- Common areas that are already finished and must not be marked
- Shared amenities and corridors that your trades have been walking through
- Tight lift bookings that dictate when equipment can come in and out
Practically, that means the clean has to extend beyond the tenancy. Corridors, lift lobbies, the goods lift and the path from the dock all pick up dust and damage during a fit-out, and the building manager will notice.
Office fit-outs
Office fit-outs are dominated by glass and joinery. Glazed partitioning, meeting room fronts, reception joinery and workstation systems are all slow, detailed work.
The specific items that catch people out:
- Protective film on every glass panel, benchtop and appliance
- Cable trays, floor boxes and under-desk cable management full of dust
- Workstation frames, screens and monitor arms needing individual attention
- Ceiling grilles and diffusers above the new tenancy
- Kitchen and tea point joinery, inside and out
- Manifestation decals and signage, cleaned around without lifting edges
If the client is moving staff in the day after handover, the clean needs to be finished a day early. Give us your opening date and we will resource backwards from it.
Retail and hospitality fit-outs
Retail and hospitality have an unforgiving standard because the space is judged by customers on day one, and often photographed for marketing before opening.
Retail focus areas are shopfront glass inside and out, display joinery and shelving, fitting rooms, counters and POS areas, and floors finished uniformly under bright retail lighting, which shows every streak.
Hospitality adds a food-safety dimension. Kitchens, cool rooms, stainless steel, extraction canopies and food prep surfaces need to be cleaned to a standard that will satisfy a council inspection, not just look tidy. Stainless steel in particular needs to be finished with the grain and polished, or it looks worse cleaned than dirty.
Working around an opening date
Fit-out programs compress at the end, and cleaning is last in line. The way to protect the date:
- Book the clean when the program is set, not when trades finish
- Split it into a rough clean, a final clean and a pre-opening touch-up
- Schedule the final clean for at least a day before fixtures, stock or furniture arrive
- Book the touch-up for after the furniture and stock are in, because that process makes its own mess
- Confirm base building access with the building manager early, as lift bookings are usually the constraint
The touch-up after fit-off is the step most projects skip, and it is the one the client actually sees.
One contractor across the whole job
Because fit-out cleaning spans the tenancy, the common areas and the access path, using one cleaning contractor across all stages is much simpler than splitting it. One scope, one contact, one party accountable if the building manager raises something.
We clean office, retail and hospitality fit-outs across Melbourne, work to base building requirements, and resource to your opening date, including nights and weekends.
